Usually commissioned by the mortgage lender, this is the most basic of all inspections, dealing primarily with the value of the property in its present condition. Items of repair are only reported where they are so severe as to affect value or saleability.
A more detailed inspection than for a mortgage valuation, designed to provide a buyer with useful information in an economical and user friendly format. This report is designed for houses which are conventional in type and construction and are apparently in reasonable condition.
An in-depth report for all residential properties, and in particular large, old or unusual properties, tailored to the needs of the client. The report is more technical and detailed and will not only identify the defects but discuss their probable cause and what steps need to be taken to put the matter right.
Building survey services:
With effect from June 2007 all sellers of residential property will need to obtain a Home Information Pack which will include a Home Condition Report prepared by a Home Inspector.
Bradshaws will have licensed Home Inspectors ready to undertake these reports for both private and corporate clients.
The format of the report has yet to be finalised by the Government but will be a detailed inspection of the condition of all types of residential property.
