Residential Surveys
Bradshaws offer help and advice to ensure that your new home does not become a costly mistake. Below is a quick guide to the three levels of property inspection.
1. Valuation Report
The most basic of all inspections. Usually commissioned by the mortgage lender, dealing primarily with the value of the property in its present condition. Items of repair are only reported where they are so severe as to affect value or saleability.
2. Homebuyer Survey & Valuation
A more detailed inspection than above, designed to provide a buyer with useful information in an economical and user-friendly format. This report is designed for houses which are conventional in type and construction and are apparently in reasonable condition.
3. Building Survey

Bradshaws is the principle regional valuer to Cartus – the world’s largest relocation company and in addition to home relocation services we undertake asset valuations and compliance reviews on their behalf for other mortgage lenders.
Valuations are undertaken in accordance with the RICS ‘Red Book’ regulations, which are usually based on the market value for the following purposes:

Plant & machinery and business assets
We undertake the valuation of all types of plant & machinery and we are retained by leading Insolvency Practitioners to provide advice as to the realisable value of assets owned by companies placed in liquidation or receivership and individuals in bankruptcy or considering individual voluntary arrangements. We also advise on the best method of disposal and realise the maximum value from these assets which include: office furniture; trade stock; plant and machinery; motor vehicles; freehold and leasehold property.
Rent reviews & lease renewals
The ever changing complexities of the law and the property market demand specialist assistance. Bradshaw’s knowledge of the local market and negotiating skills provide a most important contribution to achieving the desired result, be it by negotiation or by reference to Arbitration or Independent Expert.
Expert witness work
Bradshaws have an extensive database comprising over 50 years of sales and valuation data. We are well acquainted with the most recent law reforms as set out in the Civil Procedure Rules and we abide by the Code of Conduct set down by RICS acting as expert witness.
Schedules of dilapidation and condition
It is important that both landlords and tenants obtain the best possible advice when letting/leasing all types of commercial property. Good advice at the commencement of a lease could save either party considerable costs later and in particular at lease termination.
Bradshaws can provide schedules of condition to landlords and tenants recording the condition of the property with both descriptive and photographic evidence so as to limit either party’s liabilities towards repair during the time of the lease.
Similarly we can also provide schedules of dilapidation on the termination or assignment of a lease.
